How We Represent Sellers

Selling your home is a big decision. It’s financial, personal, and often tied to an important life change. Whether you’re upsizing, downsizing, relocating, or selling an investment property, you deserve representation that protects your interests and keeps the process as smooth as possible.

That’s where World Impact Real Estate comes in.

When we represent you as a seller, our focus is simple: protect your equity, your time, and your peace of mind. As your agent, we owe you a fiduciary duty—meaning your best interests always come first!

We Start With a Conversation

We Start With a Conversation, Not a Sales Pitch
Every home and every seller is different, so we begin by listening. We take time to understand your goals, your timeline, and what matters most to you. We’ll talk
honestly about the market, pricing, and what buyers are really looking for right now. Together,
we create a strategy that makes sense for your situation—not a one-size-fits-all approach.
There’s no pressure and no rushing. Just a clear plan built around your goals.

We Position Your Home to Sell

We Position Your Home to Sell—Not Just Sit
Pricing and presentation matter more than ever.
We help you position your home in a way that attracts serious buyers and protects you negotiating leverage. That includes honest pricing guidance, advice on preparing your home for the market, and strategic marketing designed to showcase what makes your property stand out. Our goal isn’t just activity—it’s results.

Exclusive Seller’s Agency

This is the most common choice. In this role, we represent you only. Our loyalty and advocacy
are fully focused on protecting your interests, marketing your home strategically, and negotiating the best possible terms on your behalf.

Limited Consensual Dual Agency

In some situations, both the buyer and seller may be working with the same brokerage. When
this occurs, Alabama law allows dual agency only with full disclosure and written consent from
all parties. In this role, we remain neutral, treat both sides fairly, and protect confidential
information—without advocating for one party over the other.

Transaction Facilitator

As a Transaction Facilitator, we do not represent either party as an advocate. Instead, we act as a
neutral professional who helps facilitate the transaction by coordinating paperwork, timelines,
and communication. Some sellers prefer this option when they feel confident in their decisions
and want professional coordination without advocacy.
No matter which option you choose, everything is explained clearly and confirmed in writing
upfront—so there are never any surprises
